More than 50 single-family lots at Horizon Pointe, a large Lacey subdivision, are in foreclosure, according to Thurston County Auditor’s Office data.
Notice of trustee’s sales have been filed for 57 mostly undeveloped lots owned by Soundbuilt Homes Inc. of Puyallup.
The lots are spread throughout the development, but the greatest concentration is on Fresco Drive, Breeze Drive, Flute Street and 66th Way Southeast, the county data show. Three lots also are occupied by houses, including two Soundbuilt model homes on Sarazen Street.
All the lots are scheduled to go to auction March 13 at the Thurston County Courthouse, and the total amount owed is more than $5 million, the auditor’s data show. The notice of trustee’s sales, which are filed with the Thurston County Auditor’s Office, identify HomeStreet Bank of Seattle as the lender.
HomeStreet spokeswoman Terri Silver declined to comment, and Soundbuilt representative Kurt Wilson could not be reached. The listing agent for the property, Mark Kitabayashi, said Soundbuilt and the lender continue to negotiate, and an agreement could be reached at the end of the month.
"My understanding is that the lots are not going to auction," he said.
Soundbuilt has been working at Horizon Pointe since 2005, building 140 to 150 homes in the past four years. Although the housing market has slowed, Kitabayashi closed one sale this week.
"Things are moving slowly, but they are moving," he said.
The slower housing market has been tough on builders, Building Industry Association of Washington spokeswoman Erin Shannon said Wednesday.
Not only have sales slowed, but stricter lending standards have made it difficult for builders to get financing for new construction or even lines of credit, she said.
Many builders are closing their doors or are diversifying into other areas to stay busy, such as remodeling or offering their skills for apartment maintenance work, Shannon said.
Some builders have ceased work on their projects. D.R. Horton of Texas sold a large undeveloped subdivision off Mud Bay Road in Olympia last year for $7.1 million.
