8-acre parcel rare for its size sells for millions along I-5 in Fife

It’s not every day an eight-acre parcel gets sold along Interstate 5, and even more rare along the highway in the crowded Tacoma-Seattle corridor.

One of the few available tracts of that size sold this week to an Auburn company that plans to relocate its business.

Utility Trailer Sales of Washington purchased the 8.13-acre property at 4707 20th St. E., which is along I-5 in Fife, for $12.5 million.

The seller was a Bellevue LLC representing Michael O’Brien, owner of O’Brien Auto Group.

Kidder Mathews senior vice president Matt Murray represented Utility Trailer Sales in the sale that closed this week.

“This is one of the few development sites of its size along the I-5 corridor between the Ports of Seattle and Tacoma,” Murray said in a release announcing the sale. “It will be a great location for Utility Trailer Sales of Washington’s business, with visibility on a major highway and enough size to accommodate their growing company.”

Plans are for the site to be developed with a new state-of-the-art facility over the next few years. The company also has locations in Mount Vernon, Blaine and Richland.

Utility Trailer Sales plans to remain in Auburn for now as the new location is developed, leasing back its 9-acre Auburn site. It sold that property in December to New York-based private equity firm Fortress Investment Group for $22 million.
