Here’s what’s in the works for a vacant lot on Tacoma Avenue across from downtown church

More apartments are making their way to Tacoma’s downtown area.

A plan review is in process with the city for a project at 2546 Tacoma Ave. S. The project calls for a nine-story apartment building with 140 efficiency units, as described in the filings.

An application for an eight-year multifamily-property tax exemption shows the project includes 1,245 square feet of commercial space and seven parking stalls.

The apartments are listed as studios, with suggested rents ranging from $1,100 to $1,400, and unit size ranging from 347 to 541 square feet.

The corner site is across from St. Paul Lutheran Church on Tacoma Avenue and the Goodwill Milgard Work Opportunity Center on South 27th Street.

The project includes a new sidewalk along Tacoma Avenue South and South 27th Street, along with new utility connections and curb ramps at all four corners of the intersection. It also includes benches and bike parking along Tacoma Avenue South.

Plans list July as a tentative start for construction, though that can change pending the permitting process. The project’s most recent filing involves land use, combining the parcels at the site into a single lot.

An LLC registered with a Federal Way address purchased the property in March 2020 for $800,000.

Developer Dmitriy Staroverov did not respond to an email seeking more details on Thursday.
