Tacoma apartment rent prices vary wildly by ZIP code. See the city’s averages for 2023

So far this year, rent has slightly decreased throughout Tacoma. Apartment List states in its May 2023 rental market trends report that Tacoma’s median rent has so far decreased by 0.9% in 2023 based on the city’s median rent of $1,160 for a one-bedroom apartment, $1,482 for a two-bedroom apartment and $1,458 for apartments overall.

All things considered, Tacoma is the 47th most expensive large city, Apartment List says. But the city’s average rent prices are polarized. Apartment prices vary wildly depending on if you’re in south Tacoma, close to downtown, or are in the northwest districts of Proctor or Old Town.

Here is how apartment building rent averages in the Tacoma area have changed since the start of the new year.

Tacoma apartment trends

Real estate data website RentHub recently updated its average apartment prices to include April. RentHub estimates Tacoma’s apartment building rent prices average slightly higher than Apartment List’s average, at around $1,600.

Median rent for apartment buildings vary in Tacoma and surrounding territories based on ZIP code:

  • 98371 (Puyallup) has a median rent of $1,790. It has increased by 7.83% this year.

  • 98373 (Puyallup, near South Hill) has a median rent of $1,750. It has decreased by 0.57% this year.

  • 98402 (near downtown Tacoma) has a median rent of $1,748. It has decreased by 12.07% this year.

  • 98403 (near Stadium District) has a median rent of $1,600. It has decreased by 5.88% this year.

  • 98405 (near downtown Tacoma, Hilltop, central Tacoma) has a median rent of $1,395. It has decreased by 5.3% this year.

  • 98406 (near central, west end Tacoma) has a median rent of $1,600. It has decreased by 1.66% this year.

  • 98407 (north end Tacoma, Ruston) has a median rent of $1,750. It has increased by 1.69% this year.

  • 98409 (south Tacoma) has a median rent of $1,535. It has decreased by 0.52% this year.

  • 98422 (northeast Tacoma) has a median rent of $1,884. It has decreased by 2.18% this year.

  • 98424 (near east Tacoma) has a median rent of $1,700. It has decreased by 3.68% this year.

  • 98444 (near south Tacoma, Parkland, Spanaway) has a median rent of $1,450. It has decreased by 1.16% this year.

  • 98445 (near west end Tacoma, Parkland, Spanaway) has a median rent of $1,540. It has decreased by 7.12% this year.

  • 98465 (near west end Tacoma, Titlow) has a median rent of $1,410. It has decreased by 11.88% this year.

  • 98466 (University Place) has a median rent of $1,410. It has decreased by 11.88% this year.

  • 98498 (Lakewood, Steilacoom) has a median rent of $1,769. It has decreased by 11.4% this year.

  • 98499 (Lakewood, Steilacoom) has a median rent of $1,575. It has decreased by 1.94% this year.
