Balconies, rooftop decks standard on new vertically designed houses going up in Tacoma
A builder more familiar for his company’s work in the Seattle area is now about to finish a group of four new vertically designed single-family homes near Ruston.
The homes replace a previous residence with multiple garages at 4805 N. Pearl St. The property sold as four parcels in April last year to an LLC affiliated with Smart Build, a Redmond-based company.
The company has built projects in Ballard and Bothell, among other places, as well as the Magnolia and Capitol Hill areas of Seattle.
The Tacoma homes face North 48th Street. The homes, 5725, 5727, 5729 and 5731 N. 48th St., each have detached garages behind the homes, with an adjacent off-street parking pad.
Given the narrow lots, the designs make the most of vertical space, with multiple balconies adjacent to the homes’ bedrooms and rooftop decks for each with waterfront views beyond the neighborhood rooftops.
Don Bora is co-founder of Smart Build and recently spoke to The News Tribune about the homes.
The exterior look is slightly different for each house, using different siding choices, for example, and that’s intentional, Bora said during a tour of one of the homes.
“Each home is similar but very different,” he said. “So when people see them from the street it’s not like, you know, the same copycat home.”
The homes are priced at $875,000, and each are three bedroom/three bath with hardwood floors throughout. The detached one-car garage comes with electric vehicle chargers.
The homes come with energy-efficient heating/cooling system and a hybrid water heater, “very efficient,” he added. A hybrid water heater system moves heat from air into a converter to heat the water via a heat pump.
He estimated that a comparable home in Seattle would go for $1.6 million.
The first home for sale and staged for showing is the 5725 N. 48th St. house. Bora estimated the one next door would be ready soon and the final two by the end of August.
As for the future, Bora says Smart Build has plans for developing sites in East Tacoma and in the Sixth Avenue area, which could begin in six months, depending on permitting.
“They’re in different neighborhoods, so the pricing will be different,” he said.
