Commercial real estate services firm CBRE this week announced the sale of the Alderra Apartment Homes at 13507 99th Ave. E.
An LLC affiliated with Auctus Capital Partners of Colorado sold the site for $56.45 million to an LLC affiliated with Abacus Capital Group of New York, according to corporate filings with the Secretary of State.
The site last sold in 2016 for $35.3 million, Pierce County records show.
Abacus owns seven apartment communities north of Tacoma, in Kent, Seattle, Renton, Bellevue and Everett, according to its portfolio online.
The 200-unit garden-style multifamily, multibuilding community was built in the early 2000s, and includes one and two-bedroom apartments as well as townhomes. The site includes a clubhouse, fitness center, pool, spa and playground, and is about a 5-minute drive from the South Hill Mall.
CBRE’s Eli Hanacek, Mark Washington, Kyle Yamamoto and Natalie Kasper represented the seller, according to a CBRE release.
Alderra’s “proximity to major aerospace, manufacturing, logistics and military employers, combined with the area’s strong demand fundamentals, makes it an ideal investment for those seeking both stability and growth potential,” said Hanacek, vice chairman and managing director at CBRE, in a statement.
In July, the sale of the Lodge at Madrona in South Tacoma topped the list of highest-priced commercial transactions for the year so far at close to $84 million. That property is a 24-building complex with 465 units, near The Home Depot on Center Street.
