A South Tacoma apartment site that’s seen various neighboring properties change hands in recent years has sold.

Valley Vista apartments, 6830 Tacoma Mall Blvd., was sold in a transaction recorded March 19.

The apartment site was acquired by an LLC affiliated with a California investor who registered the entity with a Spokane address, according to corporate filings with the state and Pierce County sales records.

The 108-unit complex was sold by LLCs affiliated Investors Management Group of Woodland Hills, California for $15.85 million.

IMG acquired the site in November 2016 for $11.4 million.

In a release, IMG stated that it had targeted “the 1986-vintage property as a value-add opportunity. The investment strategy focused on driving upside through upgrades to units and community amenities, as well as making operating improvements.”

Kevin Crook is IMG’s director of business development. Crook said in the release, “Tacoma’s affordability relative to Seattle, combined with a central location for surrounding employment, made Valley Vista a compelling purchase.”

IMG listed investments it made, including a new exercise and community room, updated community deck and leasing office, new signage, conversion of the playground to a dog park and ongoing site improvements.

The apartments are just off southbound Interstate 5, behind the Oasis Inn, (formerly Clarion Inn), which was acquired in the fall of 2024 by the Low Income Housing Institute of Seattle. Plans for the inn have included converting it for supportive housing and medical-respite care.

Next to Valley Vista is the Olympic Sunset Apartments, 6634 Tacoma Mall Blvd., which sold in October 2024 to an LLC affiliated with Archer Investment & Consulting/Archer Building Group of Redondo Beach, California.
