Two-building warehouse site in East Pierce County sells for $37.2 million

A Summit View/Frederickson-area industrial site has sold this month to a Dallas real estate investment firm.

The two-building warehouse site known as Canyon Road Commerce Center has sold for $37.2 million in a transaction recorded June 18.

The site, 5103 to 5223 136th St. E., is at the intersection of 136th Street East and Canyon Road East across from Central Pierce Fire & Rescue Station 68.

The buyer was an LLC affiliated with the logistics investment division of Dallas-based Lincoln Property.

The seller was an LLC affiliated with Trammell Crow Co. of Dallas, who developed the site in 2023. Pierce County records show the property has an assessed value of just over $39 million.

The two buildings offer a total of around 274,690 square feet.

Among its other projects nationwide, Lincoln is working to develop the Port of Vancouver (Washington) Terminal 1, a 10-acre mixed-use waterfront property on the Columbia River.
