Hundreds more apartments coming to Fawcett Avenue in Tacoma. Here are the details so far

Hundreds of new apartments are heading for Tacoma’s Fawcett Avenue, not far from the Greater Tacoma Convention Center.

The project filed its latest update with the city this month.

Site development plans for “Tacoma II” at 1517 Fawcett Ave. were filed with the city on Oct. 2. A pre-application was filed in February.

According to the filing, “The project is proposing to redevelop the site bound by Fawcett Avenue to the west, South 15th Street to the north, South Court D Street to the east and three-story apartment building to the south. The project will develop (an) 8-story apartment building with single level of parking below grade and associated frontage improvement.”

The addresses noted on the pre-application span from 1505 to 1541 Fawcett. The lots are primarily now used for parking, with an office building at 1517 Fawcett.

Vision Deuce LLC owns the parcels, and Luke Gemperline is development manager with Seattle-based One Trent, which is working to develop the project.

Gemperline told The News Tribune via email in response to questions that the development team is working on “design and entitlement for a new 376-unit mixed-use apartment building.”

The project’s pre-application showed the project to include parking for approximately 240 cars, accommodated by “one and a half levels of structured parking,” it noted.

The pre-app also listed “tenant amenity spaces, roof decks and may include a small retail space.” The project’s estimated value was listed as $55 million in February.

Trent Mummery is one of the principals of One Trent and also has been involved in developing Rook, 1502 Fawcett Ave., another large apartment project.

In 2021, Rook was the first apartment development in the Brewery District Opportunity Zone to also qualify for Tacoma’s 12-year multifamily tax exemption.

Gemperline said that the development team “is excited to continue adding to the urban fabric of Tacoma and to build on the success of Rook.” He added that there was no specific construction timeline yet to share ... other than we’re actively working on getting building permits to be ready to break ground.”

Regarding tenants currently on the yet-to-be-developed site, “they are all being offered lease extensions or month to month leases until a groundbreaking date has been established,” Gemperline wrote.
