Amazon snaps up Spanaway-Frederickson megawarehouse site, records indicate
A furniture distribution megawarehouse site in the Spanaway-Frederickson area appears to have been sold in one of the county’s highest-priced commercial real estate sales in years.
In a transaction recorded Friday in Pierce County, the Ashley Furniture Distribution Center, 20623 34th Ave. E., Spanaway, sold for close to $200 million to Amazon.com Services LLC, according to the submitted sales document.
Two other undeveloped parcels that were originally part of the “Frederickson 40,” purchased by Ashley in 2018, also sold to Amazon for $21.7 million in a separate transaction.
Neither representatives for Amazon nor Ashley immediately responded to request for comment.
Ashley developed the site as a distribution hub to receive inventory from the Port of Tacoma and distribute to other distribution centers. It also was designed to process home-delivery orders and pick-up for store purchases made at Ashley Furniture stores in the region.
The distribution center was built on 37.5 acres the company purchased for $12.1 million in 2019, just west of its earlier land acquisition of about 40 acres for $8.5 million in 2018.
The first phase of the site, which started in 2021, opened in 2022, with its second phase expanding the center to more than 1 million square feet, The News Tribune reported in early 2023.
The main distribution center site has an assessed value of more than $145 million, according to its listing online with the Pierce County Assessor-Treasurer’s office.
No further details were immediately available.
