Million-dollar homes and more coming to Tehaleh. Here’s what’s in the works

Tehaleh has added a homebuilder to its new community in the sprawling Bonney Lake-area master-planned development.

Garrette Custom Homes announced it is constructing eight new homes for Tehaleh’s Glacier Pointe development.

Tehaleh is planned as a 4,700-acre mixed-use community. When complete, it will feature “more than 1,800 acres of parks, trails, and open space, up to 9,700 homes, and 475 acres dedicated to employment uses,” according to its website.

Glacier Pointe starts the second phase of Tehaleh’s 25-year master plan, Tehaleh’s online blog noted in November.

Garrette’s homes will range from 2,909 to 4,460 square feet, with prices starting at $1.1 million, according to the developer’s news release.

The schools serving the neighborhood are Ptarmigan Ridge Elementary, Orting Middle School and Orting High School, according to the release.

The Garrette home designs will include “single-level living, primary on the main level and multi-generational floor plans,” according to the announcement, with features including lofts, bonus rooms and den space.

The new homes include “Smart Home” technology with programmable lights, climate, and locks with two Amazon Echo devices for each home.

“Every home at Glacier Pointe at Tehaleh is wired to be EV ready,” the release added.

Glacier Pointe lot sales

Glacier Pointe plans started to take off early last year, following the purchase of more than 150 parcels by an LLC affiliated with home builder Shea Homes Washington from an LLC affiliated with Brookfield Properties for $28.2 million.

Brookfield Properties acquired Tehaleh master plan developer Newland Communities in 2021.

In early 2023, developers announced Verterra, planned as a “Trilogy Boutique Community” in Glacier Pointe. Verterra is a 55+ community, as is Tehaleh’s earlier Trilogy community also developed by Shea.

Shea Homes posted a video on social media in October featuring Verterra’s debut of model homes.

County records show four parcels were sold in November by the LLC affiliated with Brookfield Properties to Garrette Custom Homes for $1.3 million.

In December, Pierce County property records show the same LLC closed on additional sales of Glacier Pointe lots. The buyers included Tri Pointe Homes Washington (24 parcels, $4.69 million), Brookstone Homes (20 parcels, $3.2 million) and Azure Northwest at Tehaleh (15 parcels, $1.96 million).

“This is one of our first communities that we’re launching with our nationwide collaboration with Bobby Berk,” Lisa Graham, marketing manager at Tri Pointe Homes, said in a December Tehaleh blog post.

Berk is one of the stars of Netflix’s “Queer Eye” series as an interior design expert.

Marita Benedict, Pacific Northwest marketing director of land and housing development for Brookfield, told The News Tribune in response to questions via email that 304 home sales are expected at Tehaleh in 2024.

Azure Northwest, Brookstone, Lennar, Richmond American and Shea (Verterra) are currently selling in Glacier Pointe, with MainVue to start selling soon. “They are close to finishing up sales in another Tehaleh neighborhood,” Benedict noted.

Tri Pointe Homes will begin sales in April, she wrote, and Glacier Pointe will gain Infinity Park “with large play structure geared toward ages 6 through 12,” she wrote.

Garrette properties

Garrette’s home sales marketing has begun, and will be coordinating initial sales of its eight homes from its model at 17109 Sky Island Drive E. in Bonney Lake.

“We will not have a model at Tehaleh, but we will eventually be selling onsite out of our sales trailer,” according to the release.

When completed, its home sites will be at 15317 210th Ave. E, Bonney Lake.

Garrette Custom Homes is tied to Pacific Lifestyle Homes under the same Vancouver, Washington-based company umbrella that operates as both brands in the Puget Sound region and Vancouver/Portland area. Its Puget Sound division office is in Tacoma.

Pacific Lifestyle started marketing its Acorn Park development near JBLM this past fall.

Other Garrette-developed home sites include properties in Gig Harbor’s Holland Meadows and Peacock Hill Estates, The Peaks at Lake Tapps, as well as sites in Bremerton and Orting, according to its website.
